Our client owned this Sidmouth terrace house family getaway home and was seeking a free loft conversion quote to make the family stays more comfortable. We initialled chatted by email as the client lived out of the area. We confirmed ballpark figures etc.
Having already obtained estimates from builders client really wanted a fixed price quotation and know what they would get for their money. We arranged a free visit where we discussed how the loft conversion would affect other parts of the home and completed a full survey. An existing ground floor lintel that had recently been installed by a builder was one item that needed to be checked.
With the survey measurements we produced a scale plan and a full fixed price quotation. This quotation was chatted over at length via email and it underwent two updates. Final design having a cloakroom and an open plan bath to the bedroom. Contact was agreed and clients loft conversion was put into out booking schedule.
The next stage was our architect to survey the property in order to produce CAD working plans. These plans would follow the design we had already produced and agreed with our client. The plans could be produced from our survey notes but a new survey makes sure were doubly sure on all dimensions. This survey was the first time we had meet our client so it was good to have a chat to make sure were all singing from the same song sheet. We also exposed a very small section of the ground floor lintel that was in doubt. Findings would be sent to our structural engineer.
Working plans were produced along with confirmation that the recently installed lintel was in fact to small so we would fit a new one at a quoted price. The plans were sent to the client to confirm accepted. Then of to our building control approved inspector with structural calculations. The plans etc. were approved and a compliance with building regulation was issued.
Due to a change in circumstance with one of our other clients we were able to move this conversion forward in our booking schedule by quite a few weeks. We arrange to meet our client when they were in the area to go through all the various details such as electrical positions, door and handle style, sanitary fittings etc. etc. It’s really important we have all these details so we have a build set of plans. This means we can simply get on with the job and the client, especially if they live away not have to worry about the works.
The scaffold was erected prior to the work beginning. Day one of works, materials were delivered to site and entry to the roof via the scaffold was made. The conversion was completed to a near complete stage before the necessary changes were made to the first floor and the new stairs fitted. New lintel was also installed to the ground floor followed by all areas being plastered as required. Final stages were fitting of sanitary good, electics etc. Our decorator completed this room to his normal high standard so the client ended up with a ready to move in room in the roof. All finished to schedule, on budget and to the client’s satisfaction.
