Dormer or Velux? On our first visit to meet the client a quotation for a “Velux” loft conversion was requested.
The initial survey confirmed what we had expected. A text book mid-terrace conversion. Quotation was sent with design of a new staircase situated above the existing staircase area, climbing towards the front to create a bulkhead in the front bedroom and a useable single room to the roof. Along with the quotation was a suggestion that a flat roof dormer may add considerable space gain.
Following on from conversations we provided a second quotation to provide a victorian terrace house dormer option which would give the absolute most space gain. The new stairs would go above the existing staircase climbing towards the rear of the house, into the new dormer. Whist the dormer was going to look large from the exterior the space gain to the interior was huge.
Having weighed up the two designs and cost a “Flat roof dormer” conversion would provide exactly what Mr & Mrs H required, a full size double bedroom. The end result is a very large room when compared to the existing house and a large family home.
